Truly World-Class Sustainable Design in Little Old Aotearoa

Spanning over 50,000m², Waste Management Headquarters was a monumentally ambitious project from the outset. The complex includes everything from office spaces, a café, amenities, workshops for maintenance & repair of heavy trucks and compactors, as well as washdown facilities and carparking. To say this provided a unique challenge would be a bit of an understatement.

If the immense size and shear diversity of spaces in the scope of this build wasn’t impressive enough, Waste Management set the goal of achieving a 5 Green Star rating upon completion. Measurement would be conducted through a brand-new Design and As-Built rating tool, with this development being the pilot study for the tool.

What does the future of sustainable design look like? It looks like entire project teams working together from concept design through to construction with a shared vision. When we have a room full of experts in very specific areas who are truly passionate about sustainability, incredibly efficient designs can be created that are cheaper to implement than trying to add elements in later stages.

Behind Every Detail, a Purpose

Details such as the orientation of spaces and external façade were informed by thermal modelling to maximise ventilation & heating efficiency. Sunlight modelling enabled us to reduce the glare in workspaces, enabling occupants to work under natural lighting conditions through much of the day.

Ventilation and lighting systems were both pre-empted with comprehensive simulations, ensuring they provided at least a 100% improvement on building code requirements. Heat is recovered from exhaust air and recirculated, while air quality exceeds standards across the board. Smart-lighting systems are incorporated throughout all spaces, with sensor systems ensuring that only required areas are illuminated, and lights dim during daylight hours, capitalising on natural light.

Toilets and washdown stations use rainwater collected in external tanks, reducing domestic water demand by 90%. Hot water is produced using a CO2 refrigerant-based heat pump, which is almost four times more efficient than electric water heating and does not use fossil fuels like a gas boiler would.

Energy consumption and performance metrics are automatically monitored through a futuristic BMS system. This not only allows easy control and alteration of existing systems, but facilitates the Green Star certification process by gathering all relevant data with no need for unnecessary administration.
