This project is a new development to build a state-of-the-art ACC office building in Dunedin with 8,000 square metres of office space. As part of our design services, we were able to integrate Green Standard NABERS requirements into the building form. We also had to be mindful of cultural insensitivities for a historically important site. Cosgroves worked with Ngāi Tahu and the architect, Warren Mahoney, to carefully coordinate services throughout the building which provide ACC with high quality, energy efficient systems which were quantified through thermal modelling in IES software. Specific fire engineering design also allowed for an open public environment. Cosgroves Civil engineers addressed challenging 3-water infrastructure for the site.
The new office building was developed by CIAL for PGG. The offices are primarily open-plan, including conference facilities and meeting room clusters around the central open core. The building has been constructed to a very high standard with a number of sustainable features incorporated into the design. High performance low E double glazing with very well insulated walls and roof provide an energy efficient building envelope. Alternate engineering techniques enabled an open central core over two levels.
This high-profile Christchurch development required a sustainable A-grade design to create a modern, high-quality professional environment for top-tier anchor tenants; PWC and Chapman Tripp. Cosgroves were responsible for the complete design, documentation and construction monitoring of all electrical, hydraulic, and mechanical systems. The services design solutions were required to be extremely flexible to allow for tenant fit-out requirements. The PWC Centre was one of the first A-grade commercial projects to be constructed within the CBD after the Christchurch Earthquakes and innovation was a key part of the building’s success
The Waste Management Headquarters included 4,000m2 of commercial office space and 4,000m2 of industrial workshop facilities, as well as a large yard for bins and truck parking. Cosgroves provided environmentally sustainable design consultancy services targeting a Green Star rating for this complex and mixed-use site using a new rating tool that had not yet been adapted to the New Zealand environment during the design process. Cosgroves also actively participated in the VE process including re-design of the HVAC systems to meet budget while still meeting the sustainability goals of the project. Alternative fire engineering allowed for a double height open environment, to support the sustainability initiatives.
